Welcome to Casa Bonita Builders. By accessing or using our website, contacting us, or engaging our services, you agree to the following Terms & Conditions. Please read them carefully. These Terms apply to all visitors, prospective clients, and current clients of Casa Bonita Builders.

1. Company Overview

Casa Bonita Builders (“we,” “our,” “us”) is a residential construction and remodeling company serving the Pasadena, Altadena, and surrounding communities. Our work includes remodeling, additions, ADUs, rebuilds, and limited design services, as outlined through our proposals and client agreements.
These Terms reflect the nature of our services and client processes referenced in team discussions and operational transcripts .

2. Use of This Website

By using this website, you agree to:

  • Use the site only for lawful purposes.

  • Not attempt to copy, modify, or distribute website content without written permission.

  • Not attempt to access internal systems, confidential documents, or proprietary information.

Content on this site—including images, project descriptions, designs, concepts, logos, and text—is the property of Casa Bonita Builders and may not be reused without permission.

3. Estimates, Proposals & Pricing

Any estimate, budget range, or verbal discussion is not a binding contract or final price.
A formal, signed Construction Agreement is required before work begins. Pricing may change based on:

  • Scope modifications

  • Unforeseen conditions

  • City requirements

  • Structural corrections

  • Material selections

  • Scheduling conditions and weather impacts (as referenced in internal project planning discussions )

We reserve the right to revise proposals if delays in client decisions or permitting impact labor or material pricing.

4. Scope of Work

All work performed will follow the written Construction Agreement and approved plans.
Items not explicitly included in the agreement are considered out of scope and may require a Change Order.

Out-of-scope items include but are not limited to:

  • Structural modifications not shown on plans

  • Design revisions after approvals

  • Client-requested material changes

  • Additional cabinetry or layout changes

  • Hidden conditions (plumbing, framing, electrical, moisture issues, etc.)

Discussions in meetings, texts, or calls do not modify scope unless documented in writing.

5. Change Orders

Any modification to the approved scope requires a documented Change Order.
Change Orders must be:

  1. Requested or confirmed in writing

  2. Approved by the client

  3. Priced and signed before work proceeds

Change Orders may affect project cost and timeline.

6. Scheduling & Delays

Construction timelines are estimates. Actual schedules may shift due to:

  • Weather conditions

  • Material availability

  • City or inspection delays

  • Subcontractor availability

  • Unexpected conditions inside walls or existing structures

  • Client decision delays

Our internal transcripts reflect the fluidity and coordination challenges inherent in construction scheduling, and these Terms acknowledge that schedules may require adjustments .

We will communicate changes promptly and work to keep projects moving efficiently.

7. Client Responsibilities

To ensure progress and project continuity, clients agree to:

  • Provide timely approvals on materials, layouts, and design decisions

  • Maintain access to the property for workers

  • Keep pets and personal items secured

  • Not direct subcontractors or modify scope verbally on site

  • Communicate concerns promptly so they can be addressed

Delays in client decisions or access may extend timelines.

8. Design Services

When applicable, Casa Bonita Builders may provide design support, layout drawings, and material guidance.
Design services vary by project and do not replace architectural or engineering services when required by law.

Based on transcripts, design services may include cabinetry concepts, layout revisions, and tile selections, but full-scale architectural design may require external professionals depending on scope .

All designs remain the intellectual property of Casa Bonita Builders unless otherwise agreed.

9. Permits, Inspections & Compliance

We will obtain necessary permits and schedule required inspections as outlined in the Construction Agreement.
Clients are responsible for:

  • HOA approvals

  • Property surveys

  • Access for inspectors

  • Compliance with neighborhood or jurisdictional restrictions

If a city requires plan revisions, engineering updates, or additional work, these may result in added cost or schedule changes.

10. Payments

Payment schedules will follow the Construction Agreement.
Late or missed payments may result in:

  • Work stoppage

  • Schedule delays

  • Additional fees

Materials may not be ordered until required deposits are received.

11. Warranties

Casa Bonita Builders provides workmanship warranties consistent with California state requirements.
Manufacturer warranties apply to fixtures, appliances, and materials selected by the client.

Warranties do not apply to:

  • Wear and tear

  • Improper maintenance

  • Client-installed items

  • Damage caused by third parties, weather, or misuse

12. Photography & Marketing

Casa Bonita Builders may photograph completed project areas for use in:

  • Portfolio materials

  • Website galleries

  • Social media

  • Marketing collateral

We will not publish identifiable homeowner information without consent.

Clients may request photography exceptions in writing before project completion.

13. Privacy

Any personal or project information submitted through contact forms or communication channels is used only for project coordination and internal operations. We do not sell or share personal data.

14. Limitation of Liability

Casa Bonita Builders is not liable for:

  • Delays outside our control

  • Material manufacturer defects

  • Previous contractor workmanship

  • Hidden structural or code issues discovered during work

  • Losses arising from client-requested schedule changes

  • Costs associated with third-party services not contracted through us

Our liability is limited to the amount paid for services directly provided under the Construction Agreement.

15. Dispute Resolution

If a dispute arises, both parties agree to:

  1. Attempt informal resolution first

  2. Participate in mediation

  3. If unresolved, proceed to binding arbitration in Los Angeles County, California

This process minimizes cost and avoids litigation.

16. Updates to These Terms

We may update these Terms periodically. Any updates will be posted with a revised “Last Updated” date. Continued website use or project engagement constitutes acceptance of updated Terms.
